WHAT IS PLANNING AREA AS DEFINED IN THE RERA ACT, 2016?

We have come across the term Planning Area, so what is it? The Real Estate Regulation and Development Act, 2016 states that RERA is applicable for projects which come under the planning area of a particular State.

Planning Area means any area which is designated by the appropriate Government or the competent authority to be an area for future planned development, under the law relating to Town and Country Planning for the time being in force and as revised from time to time.

Such an area can be called a planning area or a development area or a local planning area or a regional development plan area, or any other name/other area specified as such by the appropriate Government or any competent authority.
