We have had the privilege of working with a wide range of clients, each with their unique requirements and preferences. One such client that we recently had the opportunity to work with is Mr. Pathak, who approached us with a project to construct his dream home. Mr. Pathak works in Oil & Gas, and he does not have time beyond his work to be engaged and involved in the home-building process. The thought of taking up a massive project of building his dream home was very overwhelming for him and additionally, he could not risk not engaging any professionals to execute his vision.
As a planner, our team at Limpid Construction had the responsibility to ensure that Mr. Pathak’s project was completed as per his requirements- within budget, & the promised timeline. Here is a detailed account of how we helped Mr. Pathak throughout the project.
Understanding Mr. Pathak’s Requirements:
The first step in any construction project is to understand the client’s requirements. Our team at Limpid Construction spent considerable time understanding Mr. Pathak’s requirements and preferences. We held several meetings with him to discuss his ideas, vision, and budget. We also took the time to understand the regulatory requirements and zoning laws in the area where Mr. Pathak wanted to build his dream home. FAR, approval drawings, deviation, compounding fees, etc. all were communicated well in advance to facilitate smooth decision-making.
Creating a project plan:
Once we had a clear understanding of Mr. Pathak’s requirements, we created a comprehensive project plan. This plan included details such as the detailed construction estimate, project timeline, materials to be used, and the workers needed to complete the project. We ensured that the plan was realistic and achievable within Mr. Pathak’s budget and timeline.
Obtaining the necessary permits:
We helped Mr. Pathak obtain all the necessary permits and approvals required to commence the construction project. This included building permits and Nigam drawings. We also ensured that all the necessary safety measures were in place before commencing the construction work.
Executing the construction work:
Our team at Limpid Construction executed the construction work from start to finish. We ensured that the work was carried out as per the project plan and in compliance with the project’s technical specs that were agreed upon with Mr. Pathak at the start. We also ensured that the quality of work was up to the highest standards.
- We adopted 25+ good construction practices on the project. Such good practices are adopted by only a handful of contractors in India.
- Additionally, we followed extensive checklists on the project site to avoid defects and repairs.
- Close coordination amongst multiple contractors on site was done to expedite the construction timeline.
- Active monitoring of the quality of work was done throughout the project.
Communicating with Mr. Pathak:
Throughout the project, we maintained open communication with Mr. Pathak. We provided him regular updates on the progress of the project and any changes that needed to be made. We promptly addressed any concerns or questions that he had.
Throughout the whole project, 5 people from his family were involved in the decision-making and we engaged with every one of them, understanding their points of view, resolving any doubts that they had, and giving speedy resolutions to their apprehensions.
Completing the project on time and within budget:
Finally, we completed the project on time and within Mr. Pathak’s budget. We handed over the building to him, which met all his requirements and technical specs agreed upon at the start of the project.
